The Lumberyard film production facility in Catskill, New York, is back on the market with a major price cut, signaling a unique opportunity for film and TV producers looking to expand in the region. Originally listed at $11.5 million, the 20,000-square-foot soundstage and its surrounding buildings are now up for auction with a reserve price of $6.35 million—a significant discount for a fully built, production-ready facility.
The property, which includes three additional buildings along Catskill Creek, was developed as part of a nonprofit initiative supporting film and TV production outside of New York City. However, according to Alex Smith of Open Impact Real Estate, the owners are shifting their focus back to live theater and performing arts in New York City, leading to the decision to sell.
“The organization wants to refocus on their core mission,” Smith explained. “Rather than maintaining a film-oriented studio in Catskill, they see this as an opportunity to reinvest in their live performance initiatives.”
Built in 2018, the Lumberyard facility has hosted a handful of productions, but it has yet to reach its full potential as a major filming hub. Its proximity to New York City—combined with New York State’s generous film tax incentives—could make it an attractive option for studios and production companies looking to establish a cost-effective alternative to pricier urban soundstages.
With the auction set for Thursday, the dramatically reduced price might finally bring a buyer ready to capitalize on Catskill’s growing appeal as an upstate film destination.
