Fort Worth is officially getting in on the action. Hillwood, the Dallas-based real estate powerhouse behind AllianceTexas, is transforming more than 450,000 square feet of industrial space in the city’s booming Alliance corridor into one of the largest media production campuses in Texas.
At its May 20 meeting, the Fort Worth City Council approved a motion to nominate 2601 Spirit Drive as a qualified media production location under the Texas Film Commission’s Media Production Development Zone (MPDZ) program. Combined with a nearby address at 2701 Spirit Drive, the Hillwood-backed sites are positioned to become a full-fledged film and TV hub—complete with soundstages, warehouse space, and post-ready infrastructure.
The move signals a growing recognition of film and television production as a serious economic engine in North Texas. Under the MPDZ designation, qualified development projects can receive a two-year sales and use tax exemption on construction, renovation, and buildout costs—savings that could significantly accelerate the transformation of these buildings into turnkey studio spaces.
“This is the second half of the first phase,” said Jack Barkley, Director of Industrial Leasing at Hillwood. “These properties are primed to be a cornerstone for Texas media production.”
According to filings with the Texas Department of Licensing and Regulation, the redevelopment effort is already underway. A $1.83 million renovation at 2701 Spirit Drive will include new insulation, offices, and restrooms. Just across the street at 2601 Spirit Drive, a nearly identical buildout was filed for $1.98 million, pushing the combined investment to nearly $3.8 million in phase one construction alone.
