The city of Yonkers, New York, already home to several prominent film and TV production facilities, is on track to further cement its status as a key player in the industry with the proposed construction of Warburton Studios North LLC. This new development, spearheaded by National Resources in partnership with Great Point Studios—helmed by Robert Halmi Jr.—is poised to add to Yonkers’ growing production landscape, which already includes Lionsgate Studios, Mediapro Studios, and the soon-to-open Wildflower Studios, a $1 billion project backed by Robert De Niro.
The New Proposal: Warburton Studios North
The proposed Warburton Studios North, located on a property currently used for National Guard vehicle storage, will be an exciting new addition to Yonkers’ booming production scene. Located close to the existing Great Point studio facility at 90 Warburton Ave., this new project is set to follow the same architectural design and aesthetic as its neighbor.
The current 90 Warburton Ave. facility features two fully operational soundstages—one spanning 20,000 square feet and the other 10,000 square feet—as well as 44,000 square feet of additional support space, making it a comprehensive production hub. The proposed 116 Warburton Ave. studio would add another 33,708 square feet to Yonkers’ growing production footprint. The facility would include a 23,140-square-foot first-floor soundstage, loading area, and support space, with an additional 10,568 square feet of warehouse space across two floors.
A Booming Film Hub: Wildflower Studios
Yonkers has quickly become a production epicenter, and Wildflower Studios is a major factor in that rise. Located just minutes away, Wildflower Studios represents a $1 billion investment in the future of New York’s film and television industry. Backed by legendary actor Robert De Niro, Wildflower is set to be one of the most advanced soundstage complexes in the country. Its presence in Yonkers further strengthens the city’s positioning as a destination for high-end film and TV production.
The growing production infrastructure, including Warburton Studios North and Wildflower Studios, will significantly increase the city’s appeal to major production companies, from independent filmmakers to large-scale Hollywood blockbusters.
Building “Hollywood on Hudson”
The new Warburton Studios North project, with an estimated construction cost of $3.5 million, is just one piece of Yonkers’ broader expansion as a major production hub. Once completed, the facility will host around 10 full-time employees and 10 part-time employees, with additional technical and creative teams from booked productions adding to the local workforce.
As Great Point Studios and National Resources work toward their ambitious goal of creating 2 million square feet of production space in Yonkers, the city is embracing its role as the largest film and TV production center on the East Coast. With facilities like Lionsgate Studios, Wildflower Studios, and Mediapro Studios already in place—and the development of Warburton Studios North underway—Yonkers has earned its moniker “Hollywood on Hudson.”
